This is one of the earliest examples of a Gothic style terra cotta clad office building and counted the Delaware, Lackawanna and Western Railroad amongst its tenants. The penthouse 23rd Floor was occupied by the ‘Garrett Restaurant’ which marketed itself as the world's tallest restaurant.

It is believed that 90 West's heavy building materials and extensive use of terracotta inside and out helped serve as fireproofing and protected it from further damage and collapse.
